Type: Detached Family Dwelling, New Build.
Brief: This project, now complete, was a two storey, new build 'Eco' dwelling on the island of St Marys on the Isles of Scilly.
Our clients run several letting apartments on the site and have lived there with their family since purchasing the land and buildings back in 1996. Our clients wanted to replace a delapidated chalet bungalow style apartment with a truly unique family home. The design of the new property was to be modern in finish and feel, while using carefully selected materials that would pay reference to the unique environment within which it would sit.
The two storey property was of timber frame construction (to reduce shipping costs) with western red cedar cladding and granite plinth proposed to match existing buildings / structures on the site.
This project required extensive planning negotiations, the islands as a whole being an Area of Outstanding Natural Beauty, and took several months of consultation before proposals were reached that the local authority would support and recommend for approval.
Of high priority to our clients was that the design should encorporate a number of 'green' elements to keep running costs to an absolute minimum. 28 solar panels are provided across both elements of the build, with a rain water harvesting system also serving both. All granite / slate materials used for the build were sourced from local sites within 2 miles of the development site.
Build Cost: Estimated at £250k.
